New shopping centre to be built next to one of Hungary’s busiest motorways

The Faedra Group has launched the MyRA Park M3 development in Pest County. The shopping centre is being built around 30 kilometres from Budapest, right next to the Bag exit of the M3 motorway, making it a convenient stop both for local residents and for motorists.

Construction on the MyRA Park project began at the end of 2025, and according to plans it is expected to be completed in the final quarter of 2026 – meaning it could open in autumn or winter 2026.

The aim of the development is to provide people living in the settlements around Aszód, as well as travellers on the M3, with a modern retail destination that is easy to reach, offers parking, and does not require a trip to a larger city.

According to the Faedra Group, the choice of location was no coincidence. The M3 is one of Hungary’s busiest motorways, while the surrounding area has so far had a relatively limited supply of modern retail options.

The MyRA Park M3 will be developed in two phases, with a total of 8,500 square metres of leasable retail space.

What visitors can expect

MyRA Park M3 is expected to resemble a modern retail park rather than a traditional enclosed shopping mall. Based on the planned services, the concept is to create a place where people can quickly take care of everyday shopping, while also being able to stop for a meal, refuel, or pick up and send parcels.

According to current plans, the site may include:

• a grocery store
• a fast-food restaurant
• a drugstore
• a petrol station
• parcel lockers
• electric vehicle charging points

The location was designed with accessibility in mind: the retail park will have a direct exit from the M3 motorway. Bag railway station is about an 8-minute drive away, while the nearest bus stop is roughly 3 minutes from the site.
